24/7/365 EMERGENCY LINE
The association will have access to the on-call service for any after-hours emergencies. That being said, please call 911 first if there are any life threatening events.
90 DAY SAFETY PLAN
Your association will be provided with a safety plan in the first 90 days to be distributed to the owners and residents of your community. This will include all insurance policies, police contacts, graffiti hotlines, shopping cart retrieval numbers and other pertinent information for your resident's use. Also includes a Complimentary On Site inspection of safety hazards at the community, to create a game plan on tackling some of the most important safety items at the association.
ACCESS TO MODERN SOFTWARE
Sunrise has partnered with Cinc Systems. This system will allow the board to view all invoices and approve payments in the Cinc portal, no checks will need to be sent out to board members to sign. If the board has an issue with an invoice, it can be flagged for review. All work orders and homeowner requests can be submitted online through your HOA's personal Website.
BOARD & HOMEOWNER COMMUNICATION
We believe that a happy board makes a happy community. And we know that nothing makes board members happier than having everything at their fingertips so you can get in and get out.
BUDGET PREPARATION
Management will provide the board of directors with a proposed budget 60 days before the fiscal year end for review and approval. All budgets will be emailed to those who opt in and hard copied to those who do not. All Civil code deadlines will be followed.
CUSTOM HOA WEBSITE
The association will have a custom website created and managed for them. This allows communication with homeowners, as well as allow for payment of dues, among other contemporary features. Owners will be required to register for access ensuring only your community members have access. Item on this website will include any minutes, current insurance documents and financial balance sheets for the utmost transparency. The website is free and included in management.

We understand that switching management companies is a chore, and things can fall through the cracks, That’s why we’ve built a management transition plan that covers all the bases, and makes it as pain free an experience as possible.
MANAGER APPROVAL LIMITS
Management has approval authority on repairs and maintenance up to $500 or greater based on the board's direction, emergency repairs will be made with every attempt to contact the board prior.
